Tenants Frequently Asked Questions

You will be required to provide photographic ID if your application is accepted.

There is no minimum lease length for private tenants in Scotland, but we are generally seeking tenants who will stay a minimum of 6 months.

We deal with both types and the advert will specify how the property is available.

Yes, any property occupied by more than two unrelated people must have an HMO Licence. This stands for House in Multiple Occupation. There are higher safety standards for these properties so they will be licensed for a maximum of 3, 4, 5 tenants, etc. All adverts will state whether it has an HMO licence, if it doesn’t then it can’t be occupied by more than 2 unrelated adults.

Some landlords will accept, other won’t, it may depend on the property, the type, age, size, etc of the pet and whether it is at home during the day. If you have a pet and would like it to be considered please mention this when enquiring about a property. If a pet is accepted then the tenant must pay additional £200 deposit to that advertised.

Each adult staying within the property is required to complete an Application Form.

In the Application form you will be required to complete details of your employment, your salary, etc. along with all home addresses over the last 3 years. This is to allow us to take a credit reference and it is the outcome of this that will allow the landlord to determine if your application is acceptable. If you are self-employed we will need details of your accountant.

There is a minimum salary level that will be acceptable for each property. This is the Monthly Rent X 30. e.g. Rent £800 x 30 = minimum salary of £24,000. If you are still paying a mortgage, then the annual mortgage payments will be deducted from your earnings. These figures can be split over all the adults within the property but please note a lease is signed on a joint and several basis so any one person can be made responsible should the other tenants not fulfil their obligations.

If you don’t fulfil this requirement you will be required to provide a Guarantor. A Guarantor should be UK homeowner and to meet the affordability of 36 X the monthly rental share. They should complete a Guarantor Application Form to show they are meeting the minimum earning ratios connected with proving they have sufficient income to afford the rent in addition to their own outgoings.

For private tenants there are no fees associated with making an Application Form. Once your application has been accepted you will be required to pay the deposit in full in order to secure the property and remove it from the market. This will be required once we have taken up your references and the landlord has accepted any application.

You should generally only request a viewing if you are able to attend the viewing with a couple of days of contacting us.

It is not possible for someone else to view a property on your behalf, you will need to view a property in person prior to completing an Application Form.

My flatmate and I are first time renters in our 3rd year of university, we have been renting a lovely flat from Dove Davies for around 2 years. Before leaving the UK to work abroad, I carried some research to decide which Property Management Company to leave my property with. I decided on Dove Davies. Me and my husband have rented our current property with Dove Davies since April 2015 and in that time if we have had any issues they have been dealt with very promptly. The staff are always friendly and polite. Whenever we have had a problem i.e. boiler service or any sort of maintenance they have come round at times that we have asked them to call at due to me being at work. My husband has mobility issues and the landlord allowed the council to fit a hand rail in the bathroom for him we also had a disabled bay put outside even when we asked the landlord if they would decorating the bedroom they done it for us we would highly recommend Dove Davies to others.
