Landlord Frequently Asked Questions

No, but there is a great deal of legislation covering property to let these days, so if you don’t have any experience in the field you may find it extremely challenging. A good agent will remove you from the daily stress sometimes associated with managing the property.

This will depend on the property, the location and its condition. Our experienced staff will guide you through the valuation process.

Yes, it is a condition of any mortgage that you advise them when there is a change of circumstances.

We deal with both types of property so we will advise you what is best for your target market.

Yes, any property occupied by more than two unrelated people must have an HMO Licence. This stands for House in Multiple Occupation. There are higher safety standards for these properties so they will be licensed for a maximum of 3, 4, 5 tenants, etc. We can provide a service to apply for an initial HMO Licence and an HMO Licence Renewal.

Yes, we deal with the signing of a Private Residential Tenancy Agreement for any private tenants.

Yes the tenant will be responsible for gas, electricity, telephone/broadband (if required) for the duration of their occupancy.

The tenant is responsible for any council tax during their occupation of the property.

The tenant will pay a deposit before taking entry and this is transferred to a government-approved Tenancy Deposit Scheme within 30 working days of the lease starting.

We take a full inventory prior to the tenant taking entry. This is a lengthy process as it needs to include full descriptions of the property and contents as well as including photos. At the end of the tenancy we will check this again.

Every property advertised to let needs an EPC that has been carried out within the last 10 years. There are minimum energy performance standards and any property that doesn’t meet the minimum standards can’t be let until a minimum level of works have been carried out. We will provide advise on these minimum levels and the options available to you.

You require an annual Landlord Gas Safety Certificate for all gas appliances within the property. We can arrange this on your behalf.

You are required to carry out an Electrical Installation Condition Report (EICR) every 5 years, as well as an annual Portable Appliance Test and visual check every year there isn’t an EICR being carried out.

This property was located in Bruntsfield Place, Edinburgh, and had been let out for a number of years. The kitchen and bathroom had reached the end of their useful life so we met with the client to discuss the best options.
The existing kitchen was very small and there was a good sized box room that could be combined with a recess off the living room. The 2 bedroom property was reconfigured to create an internal kitchen, allowing us to increase the number of bedrooms to 3 and also to create an en suite shower room off the master bedroom.

The rental was increased from £840 per month to £1550 – that’s 84%! The cost of the work was less than £25,000, including refurbishment of the windows and carpeting/floor coverings throughout. The capital value of the property was also obviously increased as a result.

My flatmate and I are first time renters in our 3rd year of university, we have been renting a lovely flat from Dove Davies for around 2 years. Before leaving the UK to work abroad, I carried some research to decide which Property Management Company to leave my property with. I decided on Dove Davies. Me and my husband have rented our current property with Dove Davies since April 2015 and in that time if we have had any issues they have been dealt with very promptly. The staff are always friendly and polite. Whenever we have had a problem i.e. boiler service or any sort of maintenance they have come round at times that we have asked them to call at due to me being at work. My husband has mobility issues and the landlord allowed the council to fit a hand rail in the bathroom for him we also had a disabled bay put outside even when we asked the landlord if they would decorating the bedroom they done it for us we would highly recommend Dove Davies to others.
